This project is a reconstruction of an existing office building into a standard, 4-star luxury Marriott hotel. The importance of the project lies in the fact that this is the first luxurious hotel in downtown Belgrade.
The building is located on the corner of Vasina and Dositej Obradovic streets in the very center of city, next to the National Theatre building, nearby city pedestrian zone (Knez Mihailo street and Republic Square) and most important cultural institutions and historic monuments, buildings and sights of the city.
The building has eight levels above ground (ground level, five floor levels and two penthouse levels) and two underground levels. The hotel contains 114 rooms (equipped according to 4-star hotel category standards), large lobby with reception and business center. Building also possesses Energy Efficiency Rating of B.
Construction works commenced in April 2014, and the hotel was opened in October 2015.
BEXEL’S ACTIVITIES
BEXEL joined the team of companies which collaborated on the project while the project was still in its early design phase.
Our consultants were initially involved in laying out the overall project design & construction schedule, or project master plan. Teams of VDC architects and engineers joined the design team early on and developed a well-defined, consistent 3D, BIM model which is kept up to date with every design change and serves as basis for all later design reviews & analysis.
These include various constructability analysis, thorough clash detection analyses, detailed quantity takeoffs for all construction disciplines and cost analyses of concrete works, interior partitions, façade works and MEP disciplines.
BEXEL was also officially involved as field supervisor, and during all stages of tendering procedures.
